HARRISONBURG, VA (Rocktown Now) – The Harrisonburg City Council approved one request on rezoning 290, 294, and 298 Lucy Drive from R-3 Medium Density Residential District to R-8C, Small Lot Residential District Conditional at last night’s meeting. The second request was for a special use permit to allow no more than eight units of attached townhomes.

The summarized proffers are as follows:

  1. No parking lot between public streets and closest building to either
    public street.
  2. All dwellings adjacent to a public street shall have their front facades
    face the public street.
  3. One vehicular access along Deyerle Avenue.
  4. No more than one vehicular access on Lucy Drive. If there is access, it
    shall be right in-right out or right-out only.
  5. Minimum of 6 small/ornamental deciduous trees planted along each
    public street

The presentation also discussed creating a “landscape buffer of at least 10 feet in width” and will plant “at least eight deciduous trees located within 20 feet of the same property line.”

“Lucy Drive is kind of that break point, ” Director of Community Development, Adam Fletcher said. “You have commercial uses to the North. One the southside of Lucy Drive, you’re picking up both mixed use and some different densities of residential.”

The vote to approve was unanimous but will carry over to the next meeting for consent.
